Why should you care about real estate sales being handled by a professional Realtor?

Most real estate agents belong to the National Association of Realtors and use the designation REALTOR®. Agents with the REALTOR® designation are required to uphold a strict code of ethics and are expected to maintain a high level of knowledge of the real estate industry. Buying and selling property involves a huge financial investment that must be taken seriously and handled with the utmost of care.

In my own opinion, the most important reason to use a REALTOR® is to help you negotiate. Whether you are buying or selling real estate there are a plethora of negotiating factors in a transaction.  Everything from price, to financing terms, to furniture can be negotiated in a real estate transaction, just to name a few. Most people are not in the business of negotiating. REALTORS® are.  In fact, sellers who use a REALTOR® receive, on average, a nearly 20% higher sale price than sellers who do not use a professional, according to the National Association of REALTORS®.A REALTOR’S® experience negotiating transactions is what can make or break a deal. Negotiation involves tact, knowledge of the other party’s interests, and must be handled in an honest and professional manner.

Why Use a REALTOR®

Experienced and professional REALTORS® can provide objective information about each property a client is considering. Many times emotions can hamper the buying process by focusing too much on a single characteristic of a property (good or bad). A REALTOR® can provide information about the local community, zoning restrictions, area schools, and help a client to focus on the important pieces of the property.  Hot pink paint can be changed, whereas the location adjacent to a future busy connector road cannot be changed.

Purchasing a property involves a myriad of fact finding missions we refer to as Due Diligence. This is the buyer’s opportunity to find out everything there is to know about the property they are considering purchasing. This is no simple task and a REALTOR® can make a huge difference in this process.  A REALTOR® can help put you in touch with trusted professional inspectors and tests for things such as asbestos, well water, and structural stability. Due diligence time periods tend to be quick and strict so it is important to use a REALTOR® to help maintain the schedule to satisfy the contractual time frame.
